What is "material interest"?

It's the higher of two values: the agreed sale price of the property, or its official tax assessment value. That higher figure is the base used to calculate the notary fee, the registry fee, and the municipal transfer tax.

What is the notary fee?

It's set by the Tariff for Notary Fees under Bulgaria's notary law β€” a progressive scale based on material interest (e.g. 730.50 BGN + 0.2% above 100,000 BGN for interest between 100,000 and 500,000 BGN). A further 20% VAT applies on top of the notary fee itself.

What is the municipal tax, and why do I enter a rate manually?

The property transfer tax is set individually by each municipality, in a 0.1%–3% range. Sofia charges the maximum 3% (the default here) β€” for another municipality, check its specific rate on its website.

What is the registry fee?

A 0.1% state fee on the material interest, collected by the Registry Agency when registering the transfer in the property register.
